Who is the Design and Aesthetics team?
As Pedcor’s Principal of Design and Aesthetics, Pam Delk leads a team that includes Karen Roth (Development Assistant), Anne Buccilla (Design Assistant) and an intern from Providence Cristo Rey High School who is participating via Pedcor’s JEDI Committee. Pam and her team collaborate with other Pedcor’s divisions – Development, Construction, Property Management, and IT – to create and implement the overall design aesthetic for clubhouses, models, and individual apartments for all Pedcor’s apartment communities – both new construction and remodels.
What does the Design and Aesthetics team do?
Pam participates in the development of each new Pedcor community long before the doors open to new tenants. Her work starts at the very inception of each project, when she collaborates with the architects, builders, developers, and management teams to design the overall “look” and aesthetic for a new property. Pam inputs on everything from building structure and style, color palette, space requirements, and layout of both the community clubhouse and the individual residential units. She personally selects all indoor and outdoor furnishings, flooring, paint colors, lighting fixtures, and décor materials.
One of Pam’s favorite responsibilities is creating the aesthetic “theme” for each new project. She works with the management team to research the history of each area, which provides her with inspiration for everything from the design theme and logo development to the choice of materials and color palette for the new apartment complex. To provide variety in the various Pedcor projects, Pam created eleven unique color palettes for use in both the market-rate and affordable housing communities. In addition, she developed five color palettes for the residential unit interiors. These color designs provide not only paint choices – but complimentary carpet, flooring, tile, countertop, cabinet, wallpaper, and window treatment options. They are chosen with the intent of complementing the geographic location of each community and are flexible within all regions and states. Additionally, Pam is responsible for purchasing all products for each clubhouse in a timely manner through her list of over 100 vendors.
Once construction of a new clubhouse is complete, Pam and her team complete the installation process by assembling and placing all furniture and accessories within every room of the clubhouse building. For Pam, there is immense satisfaction working together with the various Pedcor teams under this one roof to see the new clubhouse building transformed from any empty “shell” to a welcoming addition in the community – one that is both functional and beautiful for both the on-site management team and future residents. Pam is also responsible for keeping the décor at existing Pedcor apartment clubhouses “fresh” and current. She works with the management group on a continuously rotating schedule of remodels by providing contemporary design ideas and an overall plan for updating furnishings, accessory items, paint, and flooring.
Pam and her team focus on superior design with an emphasis on up-to-standard and current samples and finishes, product quality control and adherence to the project budget.
